For the past 10 years, I have repeatedly told people that social media would eventually kill the traditional ad agency.

A few years ago, you may have thought that was a bold statement. But now you will notice that as the internet becomes more social, more interactive and more multi-channeled — more and more real estate companies, large and small, are scrambling to find social strategist, consultants and digital marketing agencies to help them stay relevant.

Even now I am noticing more and more “Social Media Agencies.” You know, that agency that doesn’t focus on anything but social media marketing. They are not alone! There are also social media consultants, educators, gurus, ninjas and more flooding the market. After a few hours of searching it becomes difficult to decide who is best equipped to handle your social media.

I’m going to be really honest, as usual… real estate marketing professionals like me know that as a small real estate business you are looking for that holy grail.. “Brand Loyalty.”  You are looking for someone to grow your brand by engaging, educating and entertaining potential customers.

We know you’ve tried to do it on your own and as marketers we pull at your heart-strings and promise you the world.. but only few of us can actually deliver results that will help your business grow.

5 Ways to Find a Real Estate Social Media Consultant

Your real goal, besides budget is to find that real estate marketer that can deliver results and engage your customers.

Here’s how you can find them:

1. Research, research, research

Even before you start to talk to a real estate social media consultant, do some research on the subject. Learn about the different things a consultant can offer that you can’t do yourself. Check out some blogs. Look at a sample agency’s Facebook or Twitter feed. Take the time to see what your competitors are doing to help their business grow. It’s smart to know what’s available and who is already in the game.

2. View Their Social Media Personal Accounts

You can also begin searching for a social media agency using Google, Yelp or other social media searches. Using these services will help you quickly narrow down your search for a social media consultant. While searching, consider whether you want a consultant that is local or if you’re okay with the consultant living out of state.

Whatever you decide, be sure to narrow your search to your top five social media consultants. Once you’ve narrowed your choices, start looking into their social presence to see which consultant is getting the most attention and success.

Think about it. If a consultant is going to be boosting your social presence, you should choose one that can do the same for themselves.

3. Be sure the social media consultant can generate leads

One of the best uses of social media is lead generation, so it is crucial to choose a social media consultant that will generate leads for your business. It is no longer good enough for a social media agency to post messages and respond to comments a couple of time per week.

For true social media engagement and lead generation your social media profiles need to be updated multiple times on a daily basis. YES daily! Including the weekends. Good engagement and lead generation techniques include responding to comments within 24 hours, I suggest within the first 5 minutes.

Once your real estate company builds momentum on the sites that best fit your brand, leads will start flowing to you organically. Good content and consistency will draw customers, so ask a potential social media consultant how they will go about generating leads for your company.

4. Follow Them

Look up the Twitter feeds of the consultant you favor. Like their profile and pages on Facebook so you can see how quickly they respond to new page likes. See how they use the medium and be sure to follow the ones you would potentially be working with.

5. Ask Around

If you have picked one real estate social media consultant or narrowed the search down to your favorite two or three, you should ask for references. Find companies they have worked for and reach out to those companies to see how they are doing for them. Maybe ask for two or three references just to be sure. It’s a great way to get a valid testimonial you can trust.

In the end, it’s important to find a real estate social media consultant that will fit with your brand and will work easily with everyone in your company. Be sure they get you and your goals, too. And be sure they have all the resources you need to achieve the social media goals you’ve set for yourself.
